Because we specialise in both design and construction, our team of professionals at MHG Property will be able to offer you a seamless and holistic building experience from start to finish.  If you would like to design your own, unique home within our gated estate, let our team of professionals assist you.

Here is an outline of what you can expect during your unique Home Design Process:

1. Plot selection:

We have limited number of plots available for purchase in the estate.  These plots are governed by height restriction form 6.5meter to 8.5meter.  If you are planning on building a double story home, you can select a plot with a 7.5meter or 8.5meter height restriction. Our sales director will be able to assist with choosing the correct plot for your design requirements.

2. Client Accommodation Requirement (CAR):

This document allows us to understand your specific accommodation requirements.  Completion of this document assists our contractors to ensure that every space within your new home is designed according to your unique requirements. Our in-house architect will carefully guide you through the documentation required.

3. Design Brief:

Your Design brief ensures that your selection of space required in your new home is utilised effectively, and that the final product will be functional as well as beautiful. Components in the design brief will include:

  • Spatial relationships between living areas
  • Double volume areas
  • Walk in closets
  • Decks
  • Glass
  • Position of pool,
  • Skylights positions
  • Private balconies
  • Bathroom configuration
  • Any other specific design criteria.

4. Concept Plan and sketch:

All information gathered will be combined to create a concept plan, which will be sketched out to ensure that your requirements are visually represented. This will give you an opportunity to see your new home design come to life.

5. Choose your finishing’s

Once the layout of your new home has been determined, you will have the opportunity to choose a selection internal finishes.  This process gives you the freedom of choice to customise your home with the below:

  • Kitchen cabinets and tops
  • Floor tiles
  • Bathroom accessories
  • Interior wall colours and feature walls
  • Light switches and fittings
  • Cornices and skirting

Optional extra’s are also available for those who would like to customize their homes even further. Choose from a selection of:

  • Swimming Pools
  • Jacuzzi
  • Home Theatre Equipment
  • Underfloor Heating
  • Air-Conditioning
  • Intelligent Lighting Systems

6. Municipal Approval

The final step includes the approval of all plans by relevant municipal departments. Balugha River Estate practices controlled building according to NHBRC Regulation with a 5 year warrantee.
